Who Can Donate Property?

 

To ensure a smooth and lawful transfer, the property must meet the following criteria:

• It must have a valid title deed (ownership certificate).

• It must be free of legal encumbrances—such as mortgages, liens, or ongoing disputes.

• The property should not be located in restricted areas (e.g. archaeological sites, flood zones, public-use zones).

 

Ways to Donate Real Estate

 

A) Immediate and Conditional Donations

 

1. Outright (Unconditional) Donation

Transfer full ownership directly to Kızılay—quick, simple, and cost-free. No taxes or fees apply to the donor, as Kızılay is tax-exempt.

 

2. Donation with Lifetime Usage Rights (Usufruct)

Donate the property while keeping the right to live in or rent it during your lifetime. Upon your passing, Kızılay becomes the full legal owner.

3. Donation with Care Home Residency Clause

Want peace of mind for the future? Donate your property in exchange for the right to reside in a Kızılay retirement facility, provided the property value covers at least 10 years of care.

4. Custom Conditions

Have something else in mind? We welcome unique donation terms. Every special condition is reviewed by our Board of Directors, and once approved, a formal agreement is created.

B) Include Kızılay in Your Will

 

Prefer to make your gift in the future? You can leave your real estate to Kızılay in your will. Our team is happy to help guide you through the process and will even cover notary costs if needed.
